Playground Repairs

We wanted to let you know that Wakefield Recreation was out at the Community last week to conduct repairs on the Brickhope playground. As you may know, two pickets had been kicked out on the train and graffiti was everywhere on the plastic and wood. Wakefield Recreation sanded and sealed the structures to remove the graffiti on the wood. They also used a product called Graffiti X and they were successful with removing the permanent marker writing on the plastic. As always, if you ever happen to see suspicious activity at the playground or if you witness any vandalism, please contact the police immediately.

Upcoming Playground Maintenance

We spoke with Wakefield Recreation and they can sand and seal the structures again to remove the graffiti on the wood. Also, there is a product called Graffiti X that they have been successful with removing spray paint from plastics before, but they are not 100% sure if it will work on the permanent markers on the plastic. They are going to give it their best and do everything that they can, but they may not be able to get it all. That being said, sanding and sealing everything will take two days, so we wanted to make all owners aware of this maintenance.

As always, we ask owners and parents to be vigilant at these play areas and to report any suspicious activity to the police as well as HOA. If you or your children/guests happen to see anyone vandalizing these play areas in the future, please contact CMG immediately, as these repairs are very costly to the Association and greatly devalue this wonderful amenity.

2012 Assessment Payment Options

Just as a reminder, you can pay your assessment in several ways: 1) Detach the bottom portion of your statement and mail your payment to the bank’s lockbox at Post Office Box 912, Columbia, SC 29202; 2) Go online to www.cmgcharleston.com and select “online payments.” You will need your account number noted on your statement for this option if you have not already setup your account. Please keep in mind that payments made online on Saturday or Sunday or after 5pm will reflect on the following business day; or 3) Download the form from our website and set-up ACH for automatic draft of your assessment. Please remember that if you have your payments set up on ACH through Community Management Group, you need to be aware that any outstanding balance will be debited from your account.

2012 Assessment

Your Board of Directors recently met and approved your operating budget for 2012. Just as last year, your assessment will be billed semi-annually in January and July. The 2012 annual assessment has been set at $365.00 for the year. You will be billed $182.50 in January and $182.50 in July. Please remember that all assessments are due by the first (1st) of the month and considered late after the thirtieth (30th) of the month.

Clubhouse Refrigerator Repairs

We wanted to report to you that the compressor on the refrigerator in the Clubhouse was blown recently and requires replacement. As a result, the freezer portion of the fridge is unable to get cool. We are working to rectify this matter as soon as possible and hope to have all repairs completed before the end of the month. In the meantime, we truly appreciate your patience and understanding regarding this matter.

Maintenance Updates

We are happy to report that the workout facility was recently wiped down and cleaned this week. We had received reports that trash and debris had been left in the facility, as well as on the machines and that a few had become sticky. Since the workout room is self-policing, we ask that all owners please clean-up after themselves and report any maintenance issues directly to our office.

As part of our HVAC maintenance, we had the drip pans checked and the filters replaced on both HVAC units at the Clubhouse.

2011 Annual Meeting Update

We have received a few homeowner emails and questions regarding the upcoming 2011 Annual Meeting. Although the 2012 budget is not part of the Annual Meeting agenda, we plan to discuss the 2012 budget after the meeting is adjourned. Hurricane Irene

We would like to report that we are undertaking storm damage mitigation measures for Irene. The priorities include securing amenities and common areas from possible projectiles that could damage property or cause injury. Ryland has also informed us that they are taking steps to ensure that their jobsites are kept orderly in preparation for the possibility of tropical weather. They will be removing all loose material and trash prior to Friday afternoon to limit the possibility of wind born debris.

In preparation for the possible impact of Hurricane Irene, it is important to remember to bring in any objects that can blow away, including garbage cans, lawn furniture, garden tools, grills, plants, etc. and anchor any large objects that cannot be brought inside. We STRONGLY encourage you to visit our website at http://cmgcharleston.com/storms.htm to view additional resources that can help you prepare your home and family, which you will want to do as soon as possible. The stores will be busy and some necessary items may be sold out if you wait too long.

Should there be an evacuation, our staff members are equipped with priority clearance passes and we will be touring communities as soon as a return is authorized. Our vendors are all prepared and on standby to remove obstructions and debris from access roads and secondarily from common areas. Insurance carriers have confirmed their commitment to appraise damage. Our Emergency numbers will be posted on our website as well.

Pool Updates

We are happy to announce that we have received approval from the Developer for the hanging ash tray for the pool enclosure and should have that installed by next week, once it arrives in the mail. We will be placing stones in the landscape bed to limit any fire hazards.

We also were approved to order 12 chaise lounges for the pool (Ryland decided to go with a white chaise that will hold-up better at the pool, so it will be different from the blue ones that are currently there) and those should arrive in the next two weeks.

We are happy to announce that all repairs to the Community pool have been completed. The pool is now open and US Aquatics has hung their sign at the pool entrance in case of emergencies. All damaged chaise lounges have also been removed from the pool enclosure. The remaining pool items we are working on with Ryland is to have the push to exit button removed, a smoking urn placed on the gate in a discrete location of the pool, and replacement chaise lounges ordered. As soon as we have approval on these items, we will proceed accordingly.

Pool Closed due to Repairs

The pool will be closed next Tuesday, July 19^th for some minor pool repairs. The pool will be closed for the entire day and possibly through Wednesday morning. We will post any updates on the blog. We are sorry for the inconvenience.

Brickhope Pool Days of Operation

Starting on July 1st the pool will be open 7 days per week instead of six (6). This was done at no additonal cost to the association The Board has contracted with U.S. Aquatics. I know thay will do a fantastic job for you.

Pine straw and other items

Recently, new pine straw was placed within Brikehope plantation and it looks great.

The association will be replacing two palm trees and placing new mulch at the tot lot area.

Pine Straw and Flowers

No Soliciting

If you are having issues with solicitors and you report it to your local police department be aware that they will tell you that you will need to post a sign on your door even if there is a sign at the entrance of your community. The “NO SOLICITING” signs aren’t a guarantee to stop solicitors and the law requires that you also have a sign at your door for this nuisance to be enforced.

2011 assessment letters and statements have to been mailed to all homeowners. If you have any questions or have not received your statement please don’t hesitate to give our office a call at 843-795-8484 ext. 324 or 305. All payments should be mailed to the PO Box in Columbia and checks should be made payable to your Homeowner’s Association – not CMG. Lights Out!!

Street lights within our communities go out occasionally and some homeowners don’t know what to do when this occurs. Residents can call SCE&G and report the light out or call the management company. Please note that when you contact SCE&G or the management company the utility company will need to know the nearest address to the light pole or the actual light pole number. Sometimes this pole number is a metal tag attached near the base of the pole. This is the only way that SCE&G can put in a work order to have the light fixed. Thanks for your cooperation!!

Parking Issues

In recent months there has been an upswing in people parking in the grass, across sidewalks, etc. Recently homeowners have noticed an excessive amount of cars parked half way in the street and half way in the grass. The violators are also encroaching on their neighbors driveways causing frustration and disrespect to their neighbor’s property. Some homeowners are having to go to great lengths to get their own cars out of their driveway due to this issue. We are asking that you please be courteous and respectful of your neighbor by not blocking their driveway or park in front of their mail box. This is a matter of common courtesy for all residents involved. Thank you for your assistance with this situation.

Make Payable To….

We are still receiving assessment payments that are made payable to CMG. Please be sure to make your assessment payment check payable to Brickhope HOA, P.O. Box 912, Columbia, SC 29202. CMG will no longer be able to accept these checks and convert them to the HOA. Checks that are received made payable to CMG will be returned to the homeowner so that the payment can be submitted correctly. Returning these checks will result in unnecessary delays and late fees to the homeowners account. Please be sure to send your assessment payment in correctly to avoid these potential issues. Trash Can Reminder...

This is just a friendly reminder that when you put your trashcan out at the street for pickup, please do not put your trashcan in front of any mailbox. Some residents have been getting notes in their mailboxes from the postal carrier to remove the trashcan in front of their mailbox. Please be sure to move the trashcan to the side of mailboxes.
